The demand for sustainable housing and eco-friendly communities is growing in the Philippines. One of the most important certifications for developers and property buyers today is EDGE (Excellence in Design for Greater Efficiencies), an international standard that promotes green, resource-efficient buildings.
In this report, we’ll explore what EDGE is, its requirements, and how developers—whether building a subdivision, condominium, or single-detached house—can achieve certification.

What is EDGE?
EDGE is a green building certification system developed by the International Finance Corporation (IFC), part of the World Bank Group.
It focuses on making residential, commercial, and mixed-use projects more resource-efficient by reducing:
Energy consumption
Water usage
Building material costs
The goal is simple: to create affordable and sustainable buildings while also helping developers, buyers, and investors save money in the long run.

EDGE Certification Requirements
To be EDGE Certified, a project must demonstrate at least 20% savings in three key areas compared to standard building practices:
1. Energy Efficiency
Use of natural ventilation and daylight
Energy-efficient lighting and appliances
Solar panels or renewable energy options
2. Water Efficiency
Low-flow faucets, toilets, and showers
Rainwater harvesting systems
Efficient irrigation for landscaping
3. Materials Efficiency
Use of eco-friendly construction materials
Recycled or locally available building products
Insulation and materials that reduce heat gain
A developer must prove these savings through technical designs and calculations using the EDGE software tool provided by IFC.

How Can Developers Get EDGE Certified?
For a subdivision, condominium, or even a single house project,
the process is straightforward:
Step 1: Registration
The developer registers the project on the EDGE App (an online platform).
Uploads project details like design plans, location, and specifications.
Step 2: Preliminary Study
The EDGE software calculates potential savings in energy, water, and materials.
Developers adjust designs to meet or exceed the 20% savings threshold.
Step 3: Audit and Verification
A third-party EDGE Auditor reviews the project design and documentation.
Site visits may be conducted to validate the implementation.
Step 4: EDGE Certification
If requirements are met, the project receives EDGE Certification.
This certification can be used in marketing, sales, and financing applications.

Why Developers Should Aim for EDGE Certification?
1. Attract More Buyers and Investors
Buyers today are looking for eco-friendly, sustainable homes. EDGE certification proves the property is future-ready and environmentally responsible.
2. Access to Green Financing
Some banks and government programs, such as Balai Berde housing loans, give preferential loan terms to EDGE-certified projects.
3. Long-Term Value
Properties with EDGE certification often have higher resale value and lower operating costs, making them attractive investments.

EDGE as the Future of Real Estate
EDGE Certification is more than just a label—it’s a commitment to building sustainable, efficient, and future-ready homes.
Developers who invest in EDGE not only contribute to a greener environment but also provide long-term benefits to homeowners and communities.
Whether you are a buyer, investor, or developer, understanding EDGE is key to making better real estate decisions in today’s evolving market.
