As part of our commitment to integrity and transparency, CHLP Realty conducts regular Anti-Money Laundering Act (AMLA) Training Sessions for all licensed and accredited Real Estate Salespersons, in full compliance with:

  • Republic Act No. 9160 (Anti-Money Laundering Act of 2001, as amended), and

  • Republic Act No. 9646 (Real Estate Service Act of 2009).

AMLA Training Overview

Each training session ensures that all CHLP Realty personnel:

  • Understand the legal basis and requirements under the AMLA and RESA Law.

  • Recognize and report Covered Transactions (₱7.5M and above in cash).

  • Identify and handle Suspicious Transactions (STR) properly.

  • Follow Know Your Client (KYC) protocols through due diligence and documentation.

  • Maintain proper record-keeping for at least 5 years.

  • Adhere to strict confidentiality and compliance standards.

Key Training Components

1. Legal Basis & Guidelines
Understanding AMLA and its implications in real estate transactions.

2. Covered Transactions
Transactions involving ₱7.5 million and above in cash

or equivalent instruments must be reported to the

Anti-Money Laundering Council (AMLC).

3. Suspicious Transactions (STRs)
Identifying red flags such as:

  • Refusal to present valid ID or proof of income

  • Mismatched declared income and property value

  • Unusual or split payments to avoid reporting threshold

4. Customer Due Diligence (KYC)
Salespersons are trained to collect and verify:

  • Government-issued IDs

  • Proof of Billing and Income

  • Corporate documents for company buyers

5. Record Keeping
Retention of client documents, receipts, and compliance forms for at least five (5) years.

6. Reporting and Escalation
Salespersons are required to report all suspicious activities to their Supervising Broker immediately.

Continuing Education and Compliance

AMLA refresher courses and compliance seminars are conducted periodically to ensure all CHLP Realty salespersons remain informed about new regulations and updates from the Anti-Money Laundering Council (AMLC) and DHSUD.

Training Attendance Record

All CHLP Realty Salespersons undergo AMLA training and sign attendance sheets as proof of completion.
